WEDC launches new "Park Place" housing development project in southwest Waukon

Work has begun on a new housing development project in Waukon along both sides of Second Street SW in the northeast corner of the Waukon Industrial Park. Coordinated by Waukon Economic Development (WEDC), the project area named “Park Place” is located near the Waukon City Park and will bring approximately 20 new buildable lots to the city.
According to WEDC officials, the housing project is geared to provide local residents, as well as people looking to relocate to the area, with a place to build a new home within the city limits of Waukon. A lack of housing developments in Waukon has been cited as a challenge for area residents, as well as for workers and companies trying to fill jobs and bring new business into the community.
Skyline Construction, a division of Bruening Rock Products, is currently working on and will be completing infrastructure work on "Park Place" by mid- to late September to get site grading, sanitary sewer/water main and services, a short street, and other miscellaneous items in place so that home building could be started as early as this fall.
“We felt that this was a necessary addition for the City of Waukon to improve the housing stock, add to the tax base and to bring in new businesses to town,” stated Joe Cunningham, a WEDC Board Member. Cunningham was quick to add that, due to WEDC's coordination of the project, no City of Waukon funds are being expended for the project, but that all tax and other proceeds will go to the City.
When questioned about the subject, Cunningham also further explained that the sewer needs of the development are being served by the lift station already in place in that same southwest Waukon location. "That lift station was designed to service all of the sanitary sewer needs of the entire southwest quadrant of Waukon, and will do so very well, even with this development," he explained.
A housing study conducted a little over three years ago on behalf of the City of Waukon concluded that up to a hundred new housing units would be needed by the year 2020. A comment in the study stated that this area of the Waukon Industrial Park was well suited for a housing development. The study indicates that the rolling lay of the land allows for walk-out basements as well as homes with “daylight” or basement egress windows. The subdivision will also have lots facing all four directions that can accommodate many different floor plans and elevations.
The subdivision is zoned R2 residential for single family dwellings. A list of covenants designed to protect new home owners is attached to each lot. Sidewalks will be required and will connect with existing city sidewalks to the north of the development.
